Hines Regional Business Generation Associate Program

The Regional Business Generation team at Hines sources, underwrites, capitalizes, and executes acquisitions and developments across property types. Associates work alongside senior investment and development professionals from initial opportunity review through development, stabilization, financing, and disposition.During the SkillBridge program, the participant will train alongside the RBG team on the core work of an Associate - Investment and Development. Assignments will be structured for learning and performed under supervision, with access to real deal and project workflows appropriate to the participant's experience and confidentiality requirements.Responsibilities:

• Build and review acquisition and development financial models, including scenarios and sensitivities
• Research markets, comparable transactions, supply and demand, rents, costs, and competitive positioning
• Prepare investment memoranda, presentations, budgets, forecasts, and recurring project updates
• Support diligence, financing, closing, development execution, draw, and disposition workstreams
• Coordinate information and decisions across internal teams and external advisors and identify risks earlyRequirements:Typically 3-6 years of relevant professional experience, or equivalent military leadership and operational experience. Open to all commissioned officers, with a preference for unrestricted line, combat arms, and other roles involving significant complexity, ambiguity, planning, resource allocation, and cross-functional execution. Enlisted service members with an undergraduate degree and comparable leadership, analytical, and execution experience are also qualified. Relevant backgrounds include real estate investment or development, investment banking, private equity, consulting, finance, engineering, construction or project management, operations, logistics, acquisitions, intelligence, or military planning.Undergraduate degree required, or equivalent education and experience. Degrees in finance, real estate, business, economics, engineering, architecture, construction management, urban planning, or a related field are preferred. Graduate education is helpful but not required. Enlisted personnel with an undergraduate degree and comparable leadership, analytical, and execution experience are qualified.No specific license or certification is required. Relevant coursework or credentials in real estate financial modeling, ARGUS Enterprise, project management, construction, accounting, or finance are helpful. The candidate must be able to develop advanced Microsoft Excel and presentation skills.Strong analytical and quantitative ability; advanced or rapidly developing Excel and financial-modeling skills; understanding of cash flow, valuation, financing, and investment returns; ability to synthesize market and diligence findings; disciplined project management; clear written and oral communication; strong attention to detail; sound judgment with confidential information; and the ability to learn quickly, manage ambiguity, and collaborate across functions.
